Licence to Alter
Hamilton Darcey are experts in providing technical advice to both Landlords and Leaseholders in respect of planned alteration works to the Leaseholder’s demise.
For Landlords, we advise on the works from a technical perspective to ensure that they are undertaken safely and in accordance with all statutory and in-house requirements in order to minimise disruption to other leaseholders.
For Leaseholders, we provide design proposals, detailed specifications and Contract Administration services, whilst ensuring compliance with all statutory and in-house requirements, minimising delays and disruption to the project.
Planned Maintenance Programmes (PMPs)
Hamilton Darcey’s knowledge of building element lifespans enables us to produce long-term maintenance programmes, typically lasting 10 years, which facilitates accurate budgeting of maintenance costs across the programme’s lifecycle. This strategy prevents the of deterioration of the varying building elements, taking into consideration the most cost effective ways to conserve the fabric of the building.
Hamilton Darcey’s approach ensures that our clients also achieve compliance with various legislation such as Control of Asbestos Regulations, The Regulatory Reform (Fire Safety) Order and Building Regulations.
Reinstatement Cost Assessments
We provide valuations for the complete reinstatement of a building following complete or partial destruction. Our valuations give consideration to demolition costs, rebuilding costs, any special features, professional fees, geographical area, the impact of legislative changes as well as determining whether the building is of listed status or is situated in a conservation area.
Interior Design
We provide Interior Design Services either on a stand-alone basis or as part of a major works contract. We advise on the full spectrum of design options to achieve your individual requirements whilst maintaining consistency with the building’s age and location as well as providing cost estimates, ongoing management of design projects and liaison with contractors to ensure projects are undertaken within budget and to the desired standard.
As Chartered Building Surveyors, our interior design services span the full project lifecycle from inception through to completion. This incorporates proposed drawings for planning, building regulations and specifications together with the submissions to the local authority where necessary.
Planning and Building Regulations Approvals
We provide initial advice on the Statutory Consents required for different types of alterations and larger building projects.
Through our knowledge and experience with Local Authority requirements surrounding Listed and historic buildings, in respect of both Planning and Building Control, we are able to obtain the necessary consents and approvals required for your project.
This service also incorporates design, planning drawings, Building Regulations drawings, specifications and the submission of applications to the Local Authority.
Snagging Inspections
Our experience and attention to detail are often called upon during the completion stages of a project in order to carry out detailed inspections of the works undertaken prior to client handover.
Snagging inspections are carried out on an impartial basis in order to provide the client with reassurance that the works have been undertaken to the required specification.
CDM Regulations 2015 and Principal Designer
The Construction Design and Management Regulations 2015 came into force on 6th April 2015. We act as Principal Designer for all project types and our core services include:
- Designer’s Risk Assessments;
- Providing pre-construction Health and Safety information to the Principal Contractor;
- Review of Contractors’ Risk Assessments and Method Statements;
- Monitoring works to ensure Health and Safety compliance.
Defect Diagnosis
As Chartered Building Surveyors, we are qualified in diagnosing defects to all property types. Our services include the identification and remedy of all defect types, whether caused by poor building design, improper/ineffective maintenance or due to the presence of deleterious materials, such as asbestos.
We are able to provide a comprehensive range of recommendations for both short and long term solutions to various defects as well as providing commensurate cost estimates.
Building Surveys
This is the most comprehensive report we offer and provides you with in-depth analysis of the property’s condition, including advice on repairs, defects and maintenance options. We recommend this is undertaken for larger and older buildings or if you are planning major works.
Drone Surveys
We are qualified in undertaking surveys of buildings with the use of our drone. This can be a more cost effective way to investigate issues instead of installing a temporary scaffold. It is also a useful tool when undertaking a Planned Maintenance Programme for clients, to access all areas of the building.
